Who Needs to Apply for RERA Registration in India?
RERA registration is mandatory for the following:
1. Real Estate Developers/Promoters
All commercial and residential real estate projects that meet specific criteria.
2. Projects Exceeding Certain Limits
Projects that are either more than 500 square meters or have more than 8 units or apartments.
3. Local Promoters
Even small-scale projects by local promoters must register under RERA.
4. Ongoing Projects Without Completion Certificates
Projects that have been ongoing without completion certificates must apply for registration within 3 months of the RERA Act’s notification.
Documents Required for RERA Registration :
To apply for RERA registration, the following documents need to be submitted:
1. Builder’s/Real Estate Agent’s PAN Card
A copy of the PAN card of the builder or real estate agent.
2. Apartment Description
Detailed information about the project, including the number of floors, carpet area measurements, parking space, and more.
3. Builder’s Declaration & Proof of Legal Possession
A declaration stating the builder’s legal possession of the land, along with evidence.
4. Financial Documents
Balance sheet and Income Tax Returns (ITR) for the last 3 years.
5. Property Information
Detailed property information such as title documents, rights, or mortgage details.
6. Project Details
Important project details including the location, sanctioned plan, and layout plan.
7. Ownership Documents
Allotment letter, sale agreement, and other ownership documents.
8. Details of Other Parties Involved
Information about the engineers, architects, or other involved professionals.
9. Consent Letter from Owner (if applicable)
If the builder is not the landowner, a consent letter from the landowner along with relevant supporting documents. These documents are critical for obtaining RERA registration and ensuring the smooth processing of real estate projects under the regulatory framework
Procedure for Registration of Project under RERA Act, 2016
1. Creation of User ID
The registration process begins with the creation of a user ID by the promoter on the Rajasthan RERA web portal: RERA Rajasthan Portal
2. Profile Creation and Document Upload
The promoter needs to create a profile and upload project details such as documents, maps, and other relevant information.
3. Submission of Online Application & Fee Payment
After completing the profile and uploading the necessary documents, the online application is submitted. The prescribed fee for registration is then paid online.
4. Issuance of Registration Number
- Under Section 5 of The Real Estate (Regulation and Development) Act, 2016, the registration number is granted within 30 days of submitting the completed online application.
- The registration number is communicated to the applicant via e-mail and SMS.
5. Submission of Hard Copy of the Online Application
A hard copy of the online application, along with all related documents concerning the promoter and project, is then submitted to the office of the Registrar, RERA Rajasthan at Nagar Niyojan Bhawan.
6. Issuance of Certificate of Registration
- After submitting the hard copy, the certificate of registration is issued by the concerned official to the applicant.
- This procedure ensures the proper registration of real estate projects, ensuring compliance with RERA regulations and providing transparency in the process.
Procedure for Registration of Agent under RERA Act, 2016

2. Details Upload
After creating the agent’s profile, the necessary details must be uploaded by the applicant.
3. Online Submission of Application with Fee
The agent must submit the application online for registration along with the prescribed registration fee. The fee must be paid through online mode.
4. Issuance of Registration Number
As per Section 5 of The Real Estate (Regulation and Development) Act, 2016, the registration number is issued within 30 days from the date of submitting the completed online application.
The registration number is sent to the applicant via e-mail and SMS.
5. Submission of Hard Copy of the Online Application
A hard copy of the online application, along with relevant documents regarding the promoter and project, should be submitted to the office of The Registrar, RERA Rajasthan at Nagar Niyojan Bhawan.
6. Issuance of Certificate of Registration
After submitting the hard copy, the certificate of registration is issued by the authorized official to the applicant.
RERA Registration Fees for Real Estate Agents
The RERA registration fee varies by state, but the approximate fees are as follows:
For Individuals or Proprietorship Firms:
The registration fee is Rs. 10,000.
For Business Entities such as:
- Partnership firms
- LLPs (Limited Liability Partnerships)
- Private Limited Companies
- One Person Companies
- Societies
- Public Limited Companies
- The registration fee is Rs. 50,000.
Payment Methods:
The registration fee must be paid during the application process via NEFT, RTGS, or other digital transaction modes.
Validity of RERA Registration
Validity Period:
The validity of RERA registration is determined by the promoter’s timeline for completing the real estate project or as stated in the affidavit submitted with the application.
Extension of Validity:
The validity can be extended under certain circumstances, such as Force Majeure events like:
- Flood
- War
- Drought
- Cyclone
- Earthquake
- Any other natural calamity impacting the project.
